Liberty Home Guard is an ideal choice for Texas residents who value customizable home warranty plans. It offers 25 add-on coverage options for those who want to protect every major area in their home. Additionally, Liberty maintains fairly positive customer sentiments.

Learn more: Liberty Home Guard review

Why We Picked It

We picked Liberty Home Guard because of its commitment to flexible service that covers multiple bases. Customers can access three plans: Appliance Guard, Systems Guard and Total Guard. Customers can also work with the repair technician of their choice, which is a plus.

Why We Like It

Though it’s not the most extensive, we appreciate Liberty’s 60-day workmanship guarantee, which assures customers that their appliance repairs are covered. We are also impressed by the number of add-on protections available. This allows homeowners to create a unique package that works well for them.

What We Don’t Like

While Liberty does allow homeowners to choose their technician, the practice isn’t encouraged. We also don’t like that the company may require customers to show proof of repairs to receive claim benefits. Texas residents are also capped at a yearly maximum of $2,000 for air conditioner maintenance, which could prove incredibly inconvenient due to the high temperatures common in Texas.

Who It’s Best For

Liberty Home Guard is best for customers who want a company that will respond to them quickly and address service concerns and complaints. Homeowners who value customization are also likely to appreciate a warranty from Liberty Home.

Customers share mixed sentiments about Liberty Home Guard. Positive feedback mentions company reps who were polite, well-informed and thorough. Assistance was timely as well. Less-than-favorable customer reviews reference unexpected claim denials, long wait times for service and a lack of coverage when it was necessary. Overall, a large faction of customers were not happy with the service they received from Liberty.

Texans who choose AFC Home Warranty will have some of the most comprehensive coverage available. Four plans are available for purchase, covering everything from appliances to systems to various combinations of both.

Learn more: AFC Home Warranty review

Why We Picked It

AFC Home Warranty is on the list because it allows customers to choose the best plan for them. Service fees are moderate, but with monthly prices starting at about $40, customers can rest assured they won’t have to sacrifice their savings to have home warranty coverage. AFC even allows its customers to choose their own technicians instead of using those selected by the company.

Why We Like It

We like how easy it is to create a unique coverage plan with AFC Home Warranty while staying within budget. One of the most appealing features of this company is that customers can opt into a month-to-month contract instead of a yearly one, which allows for more flexibility.

What We Don’t Like

We appreciate that AFC allows customers to operate on a month-to-month coverage system. However, we’re not fans of the $75 cancellation fee if you choose to stop service. It’s also important to note that every repair will incur a $125 service charge.

Who It’s Best For

Customers who understand what they want and need from a home warranty company will likely enjoy AFC since they’ll receive thorough coverage at a relatively reasonable rate.

Another company with a wide range of feedback, AFC Home Warranty has many customers with a variety of opinions. Negative company commentary mentions how difficult it is to get a claim approved and receive proper repair reimbursements. Some customers suggest the company is intentionally deceptive to avoid covering more dated appliances and home systems. Even customer service has been called into question, with many feeling that company reps leave much to be desired regarding professionalism. There are customers with positive feedback, though. They mention that the signup process is easy and the internal team is knowledgeable.

American Home Shield is a well-known name in the home warranty field. The company offers competitive pricing, three plans to suit those with varying budgets and generous coverage limits for covered items.

Why We Picked It

We picked American Home Shield, in part, because the higher-than-average coverage limits are enticing for many customers. Service fees for individual visits may be higher (coming in at either $100 or $125), but Texas residents have an adequate payoff. In return for higher service call rates, for example, customers have a coverage maximum of $5,000 for air conditioning systems and $4,000 for other general appliances, depending on which plan the homeowner selects.

Why We Like It

We like the high coverage limits offered to customers and the ability to choose one’s preferred licensed contractor or technician.

What We Don’t Like

American Home Shield doesn’t offer an appliance-only coverage option, which could be disappointing for many homeowners.

Who It’s Best For

People who don’t mind paying extra for specific services will likely enjoy American Home Shield. It is also a good option for renters, condominium owners and more.

American Home Shield received some positive customer feedback, but many homeowners who use this warranty company report feeling dissatisfied with the service. Some of the most common complaints mention claims that take too long to be reimbursed or resolved, customer service that leaves much to be desired and subpar company technicians. Many homeowners consider the service they received to be inconsistent overall. Satisfied customers, however, like how promptly they receive service and even mention that the quality of repairs they’ve received has been exemplary.

Pros & Cons
  • Affordable plans are available
  • Coverage limits are competitively high for certain appliances and home systems
  • Older appliances with preexisting conditions can be covered
  • No appliance-only plan available
  • Additional coverage options are lacking

ARW Home offers Texas homeowners comprehensive coverage, a simple pricing structure and affordable service fees. Additionally, the company operates in all 50 states, has three plans for purchase and can be a viable option for homeowners with various budgets.

Learn more: ARW Home review

Why We Picked It

We picked ARW Home because it offers customers the best warranty coverage at a great price. Those who want an appliance-only plan can elect that and pay about $40 for service. Homeowners who prefer a premium plan can pay $65 per month for additional coverage. And finally, those who need top-of-the-line service and want coverage for even more unique items like plumbing protection are looking at a monthly rate starting at $75.

Why We Like It

We like that ARW Home has fair pricing depending on what appliances and home systems need coverage. If you want entire-house coverage, you can go that route. But keeping a more basic plan is also an option. ARW Home’s service fee is also noteworthy at $55, one of the best prices in the industry.

What We Don’t Like

ARW Home is ideal for many reasons, but we don’t like that certain home systems aren’t covered based on where you live. For example, Texas customers do not qualify for pool coverage unless they have the most expensive plan. There is also a $500 coverage limit for refrigeration.

Who It’s Best For

ARW Home is best for customers who appreciate using their own technicians for systems repairs and value a lower service fee.

Cinch Home Services offers quick repair and response times, flexible and dependable service and three different plans that can work for multiple types of homeowners. With more than 45 years of experience in the home industry, homeowners can depend on Cinch for solid service.

Learn more: Cinch Home Services review

Why We Picked It

We picked Cinch Home Services because it allows Texas homeowners to craft the best coverage for their needs. In fact, the company is so sure of its quality of service that it has a 180-day workmanship guarantee for all covered items. That’s six months of knowing that if anything goes wrong after a Cinch technician makes a repair, that appliance or system will be covered.

Why We Like It

Cinch Home Services prioritizes customer satisfaction. It is committed to fast response times and knowledgeable company reps and technicians. It promises that all claims are scheduled within 24 hours of receiving a customer request.

What We Don’t Like

We don’t like that Cinch customers aren’t allowed to choose their technicians. The company doesn’t offer discounts for yearly lump sum payments, either, which makes it less competitive with other top Texas home warranty companies. In addition, Cinch has an arguably high service fee of $150.

Who It’s Best For

Customers who can afford the $150 service fee without going over budget and who need an extended home warranty will likely find Cinch Home Services a great fit.

Cinch Home Services has received a variety of reviews. Complaints are quite common, though, with some customers reporting that representatives are unhelpful and confusing at best and unqualified at worst. Find A Home Warranty Company

What To Know Before Buying a Texas Home Warranty

Whether you have an older home with new features or an older one, your appliances and systems may eventually need repair or replacement. That’s where a home warranty comes in. If you’re looking for a home warranty in Texas specifically, these best practices will ensure that you find the best one for your home.

Know What Items Need Coverage

Not every home warranty will offer the same level or type of coverage. The age of your home, appliances and systems should be the main factors when selecting a plan. Be wary of companies that don’t offer coverage for the exact items on your must-cover list: You may find that the more pricey home warranty plans with extravagant add-ons might not cover the appliances you need. More coverage isn’t always better.

However, if you need coverage for a rare or unique home situation, be prepared to pay more.

Pay Attention to Texas-Specific Requirements

Texas has a climate that’s rather unique, so finding a home warranty plan that caters to your home’s specific needs is imperative. The weather can be temperamental, for example, so a home warranty that provides adequate HVAC coverage is essential. If you have fixtures like pools or outdoor kitchens, you may also want to ensure those are covered.

Check Reviews

Reviews will help immensely when it’s time to narrow down your Texas home warranty shortlist. Customer commentary from locals near you can provide insight into the service technicians’ skills, how knowledgeable the warranty company reps are and more. Pro tip? Start with platforms like Nextdoor, Thumbtack and Yelp. They’ll likely be able to offer insight into the companies’ customer relations.

Get Familiar With Contracts

Read sample home warranty contracts to get familiar with the language and fine print before you commit to a warranty plan. Forbes Home recommends reviewing what exactly is covered by the companies you’re considering, taking special consideration of coverage limits and policy pain points. This is especially helpful because some companies may purport to offer certain services, but further contract research will reveal that the policies in question only handle one facet of the repair.

Texas Home Warranty Regulations

The Texas Department of Licensing and Registration (TDLR) and the Service Contract Industry Council (SCIC) both regulate home warranty policies in the Lone Star State.

The TDLR requires both financial stability and adequate claim resolutions from licensed home warranty providers. Not being able to meet those standards can result in a company losing its accreditation. Annual business audits are also conducted by this agency. Warranty companies must also ensure that the following areas are regulated:

  • Licensing. Every Texas home warranty company must be registered and licensed in order to operate legally.
  • Complaint resolution. Companies that are not able to resolve customer service needs in a reasonable amount of time may be liable for reprimand from the TDLR.
  • Protection. SCIC membership allows Texas home warranty companies to stay informed about industry legislation and best practices.
  • Contracts. Warranty companies in the National Home Service Contract Association (NHSCA) must adhere to rules and standards determined by the organization.
  • Monetary capability. All home warranty companies in Texas have to prove their financial capability to cover both state licensing and customer claims.

Texas Home Warranty Coverage Options

Living and owning property in Texas comes with a unique set of requirements, especially during inclement weather periods. So when you’re searching for a Texas home warranty, make sure you find a plan that caters to your refrigeration, air conditioning and roofing. You may also need to look for a plan that covers pools and water systems, as many Texas locals are pool owners.
